Why the Best High-End Homes Start With the Details You Never See

The Work Behind High-End Residential Construction

When a high-end residential project reaches completion, attention naturally turns to the elements you can see. Bespoke joinery, natural stone, carefully detailed interiors and architectural finishes all contribute to the final result.

However, much of what determines the quality and longevity of a home eventually disappears from view.

Behind the finished walls, floors and ceilings sit months of structural work, waterproofing, building services and careful coordination. On complex residential projects across London, getting these elements right is every bit as important as the finishes that follow.

At Harris Calnan, we have spent more than 30 years delivering high-end residential construction projects across London. Our experience has shown us that exceptional results start during the earliest stages of a project, long before the final finishes go in.

Building From a Strong Foundation

Major residential transformations often involve far more than updating the appearance of an existing property.

Many of the projects we deliver include substantial structural alterations, new basements, extensions, roof replacements and the reconfiguration of existing buildings. Before the finished spaces can begin to emerge, the team must carefully plan and construct the structure behind them.

Temporary works, underpinning and structural steelwork can represent a significant proportion of a project, particularly when working with existing London properties.

Our ongoing St John’s Wood basement and extension project is a good example. The team has carried out months of excavation, underpinning and structural work to create the foundations for the finished home above.

Although the completed interior will eventually conceal much of this work, its quality remains fundamental to the building for decades to come.

Protecting the Building From the Ground Up

Waterproofing is another element that receives little attention once a project reaches completion but plays a critical role in its long-term performance.

This becomes particularly important when high-end residential construction extends below ground.

A basement intended to become a bedroom, gym, cinema, spa or living space needs to provide the same comfortable internal environment as the rest of the property. Achieving this requires the project team to incorporate waterproofing into the wider structural design from the outset rather than treating it as an afterthought.

At our Holland Park project, for example, specialist waterproofing forms part of the extensive below-ground works currently underway. The project uses a Newton Type C cavity drainage system, which controls and safely removes water entering the structure. You can find more information on how these systems operate from Newton Waterproofing Systems.

When the project reaches completion, these systems will largely disappear from view. Their performance, however, will remain essential to the finished home.

Coordinating Modern Building Services

The requirements of a high-end home have changed considerably.

Heating, ventilation, lighting, security, audio-visual systems and smart-home technology can all form part of a modern residential specification. These services need to work together while remaining discreet within the architecture.

This makes coordination particularly important.

The project team must plan routes for ductwork, pipework, cabling and other services alongside structural elements, ceiling depths, bespoke joinery and architectural finishes. Discovering conflicts once the interior fit-out begins can lead to unnecessary alterations and compromise detailing.

The RIBA Plan of Work places significant emphasis on spatial coordination and the integration of architectural, engineering and specialist information before and during construction.

For high-end residential projects, this level of coordination helps the team incorporate complex services without detracting from the finished design.

Creating the Right Base for the Final Finish

The work completed during the earlier stages of construction has a significant impact on the quality of the final interior.

Walls need to sit true. Floors need to remain level. Openings need to align. Service positions need to correspond precisely with the architectural design.

Small discrepancies during the earlier stages of construction can become much more noticeable when the team introduces high-specification finishes.

Bespoke cabinetry, flush detailing, shadow gaps, stonework and specialist finishes leave little room for error. Maintaining quality throughout the build therefore gives the finishing trades the right conditions to achieve the intended result.

Our completed Grade I listed renovation in Regent’s Park demonstrates this particularly well. The finished property includes detailed joinery and carefully executed interiors, but the quality and coordination of the earlier construction work made that final result possible.

Collaboration Behind the Scenes

Complex residential projects bring together a large professional team.

Architects, structural engineers, services consultants, specialist subcontractors, designers and the main contractor all contribute different areas of expertise.

Effective collaboration allows those individual elements to come together as one building.

Decisions from one discipline can have implications elsewhere, which makes communication throughout the construction process essential. Structural requirements need to accommodate architectural details, building services need to integrate with both and specialist packages need careful coordination at the appropriate stage.

This becomes particularly important on high-end refurbishments, where existing buildings can introduce constraints that only become fully apparent once work begins on site.

By working closely with the wider professional team, we can address these challenges while maintaining the original design intent.

Quality at Every Stage

A high-end home should look exceptional when we hand it over, but its quality should extend much further than the surfaces you can see.

From the structure beneath the building to the waterproofing behind basement walls and the services concealed above ceilings, every stage contributes to how the property ultimately performs.

This is why our approach at Harris Calnan places equal importance on the construction behind the finish and the finish itself.

Since 1993, we have completed more than 500 projects as principal contractor, including complex new builds, large-scale refurbishments, basement conversions and heritage projects across London.
