Reflecting on a Year of Progress

As the year draws to a close, we reflect on a period defined by progress, collaboration and the delivery of highly considered construction projects across London with this year in review.

Throughout the year, Harris Calnan has continued to work on complex, design-led schemes, combining technical expertise with a measured and professional approach. From substantial basement developments to sensitive heritage restorations, each project has been guided by precision, care and close collaboration with our clients and professional teams.

Completed Projects:

Take a short look back on a few of the projects we completed over the course of 2025:

St Albans – New Build Residence

This year saw the completion of a striking contemporary new build in St Albans, delivered following the full demolition of the existing property. A defining feature of the scheme was the large basement, an area where Harris Calnan’s extensive experience in complex excavation, waterproofing and structural coordination came to the fore. From groundworks through to final completion, the project was delivered with care and confidence, resulting in a modern home of exceptional quality.

St John’s Wood – Luxury Renovation

A landmark luxury renovation and basement conversion, Carlton Hill involved retaining the original façade while rebuilding the structure behind and introducing a newly constructed basement. Delivered in close collaboration with M W Architects and a highly skilled consultant and contractor team, the project balances architectural heritage with contemporary living. The result is a refined and elegant home, finished with uncompromising attention to detail throughout.

Marylebone – Grade I Listed Refurbishment

This Grade I Listed renovation was completed with absolute precision and sensitivity. Working alongside specialist heritage consultants and architects, the project carefully respected the building’s historic fabric while introducing subtle modern refinements. The finished home feels timeless, understated and beautifully resolved.

Harris Calnan is currently progressing a strong portfolio of live projects across London, each reflecting the practice’s expertise in complex, design-led construction.

In Islington, works continue at Highbury Hill where a high-end renovation and basement extension is taking shape, combining careful structural intervention with specialist waterproofing and a refined restoration of the original façade.

In Ealing, a full residential transformation is underway, incorporating a new basement, rear extension and roof works, alongside a strong focus on sustainable, low-carbon design to deliver a contemporary and energy-efficient family home.

Heritage Restoration Tottenham

Further activity continues in St John’s Wood, where an early-stage renovation is now established with extensive temporary works in place to enable a lowered and extended basement, setting the foundations for a high-quality refurbishment to follow.

Alongside these residential schemes, Harris Calnan is also delivering the sensitive heritage restoration of the Grade II* listed buildings on Tottenham High Road, working closely with conservation specialists and architects to preserve historic fabric while carefully introducing new basement spaces and future commercial uses.

Together, these projects demonstrate a balance of technical expertise, collaborative working and a considered approach to both contemporary and historic environments.
